I will be buying my properties through an LLC, and partnering with somebody who will be able to get approved for the mortgages.

I am interested in house flipping and/or rental properties, I would love to team up with an established investor to partner up with to show me the ropes.  

First time post, so please excuse any lack in information or wrong lingo, but I'm going to give everything we (my partner and I) know so far about this property we are in talks to wholesale.

The LLC is owned by me and a business partner.  

We are going to close this week and I checked with my partner, she didn't get any trust deed or note from them.

What's a good deal when partnering with a builder.

Like most cities, Birmingham can change from block to block, so I wouldn't recommend buying site-unseen without some serious knowledge of the area or at least a trusted team/partner who knows it well.
