IF you work it right, the income from your former house hacks will cover the mortgages and allow you to organically have the ability to get a loan for your next property.In other words, once you get started, the rental income covers the mortgages, and you can for the first ten or so properties continue to buy the next one.

I would think the first thing you would want to do is get your money together so you can close on your deals.and if you can't then get a license as act as a broker and build a career.. its sad so many get talked into this.. 99% will never do anything.. they will pop on here won't know how to close a deal will blow what little discretion cash they have on marketing with no closing skills..granted some will make it work but those are folks that would usually succeed at any thing they try and they have good jobs with income.. this facility that wholesaling is how you build up capital is really out there.. you also need to pay your taxs I bet many get in trouble with IRS .. when they start getting checks  ( If they actually do get one)  do you think they take 20 to 30 and put it aside for income tax or pay their quartiles  ????

The BP Podcasts have been a major source of inspiration & learning for me.Over the last 4 years @Joshua Dorkin & @Brandon Turner have hosted 216 episodes where the amazing guests have shared a wealth of knowledge for all of us to learn from.I kept looking for ways to quickly find episodes which were related to a specific topic I was exploring so that I could have marathon learning sessions which were focused on that particular topic.The best I could find was this link, but it doesn't seem to have been update in a long time.So I put together an organized and categorized Google Sheet of the podcasts (The themes are based on the titles, I'll try to refine the themes as I listen to them).

But it's also clear from the stories all over BP that achieving significant success requires a large amount of dedication, commitment, learning, patience, diligence, analytical skills, networking and communication skills, project management, and at least a small amount of luck along the way -- in other words, the same kind of things that lead to success in most fields.
