Seriously though, we own 17 rental units; a five plex, a four plex and a house with 6 cabins on a single property in Eastern Washington.

Single family, duplex, triplex, or four-plex?

I have had a lot of success with single income families and single moms making a living slightly below the median household income.

I am focused on single family home rental.

There isn't a single reason I would accept for being 2 months behind in rent.

George, so I've also started looking for single family homes.

I have not gotten started in multi family yet but I am investing in single family in the same area, and I saw this post.  

I also have three other single family rentals. 

. #2 - might be cost effective although the times I've gotten quotes on this approach, I wasn't too impressed with options for control within different spaces (for instance if you have a single room studio, sure - however if you have a 2 bedroom deal you need some separate feeds and that's not what these are designed for)..
