Also, if he truly believes in those he hires you would think he'd stake claim on those seeking the most education and genuine interest in his business practices, not those willing to pay up front to give another the deals. 

But to tell you the truth unless you are flipping properties lenders or banks don't take this into account, this would come in handy if you are seeking an equity partner. 

I would try to communicate with your tenant and see if you can perhaps establish a payment plan, they can file for unemployment or seek rental assistance with any local agencies in Indiana.Good luck!
