For this to work, (in general), you need to scale quickly.

I found a 50 unit in an upper scale neighborhood consisting of all 1/1's that could have higher rents and lower vacancies as a 25 unit of 2/2's.

Maybe you make a little less initially but you build those strong strategic relationships with buyers that allow you to scale.

@Michael WayneSounds very similar to a deal that I’m involved with but our deal is on a larger scale (244 units).One thing I’d consider is engaging a superintendent that represents you as the owner.

Don't need a team until you scaled so much you cant handle it.

@Sue ZikriaTo achieve your $40k passive income with your starting point of roughly $100k to invest, I would definitely start looking into larger syndication deals on LP side that would give you more scale.

My goal is to amass 30K in cash flow in order to put more attention into my eBay business while also scaling up in real estate.

Kind of like a test run before doing it on a large scale property.
