I'm not sure in you have a Series LLC available to you, but that is a good solution and then could do all you want to do as segregated entities under one name.

The first solution that comes to mind is to deed the minerals only into a family trust or friend, then sell the property with no mineral resevrations.

My concern is simply that renters for a duplex wouldn't be of as high of a quality/less reliable than tenants in a SFH.
