Subs not getting paid until the end (they're optimistic and think it'll sell quick sometimes, maybe another 'partner' that is supposed to put in money that may or may not happen. 

No matter what TV says, this is not a get rich quick avenue. 

Finding a quality tenant to rent your apartment in 6 months in the dead of winter was a wrongheaded plan anyway.You next step is to stop asking questions on Bigger Pockets and contact your local real estate lawyer to see how to best get this dude out quickly.

Got a quick newbie question for you all. 

You should be able to compare claimed sales against vendor invoices as a quick means of forensic accounting.

Heres my question....Is it worth it to get a personal loan/HELOC other type of small loan to fix up the other units and get them to the same level as the unit I am currently fixing up more quickly?
