Entitlement mentality at it's finest.

It is a part of the (using a portion of Kiyosaki's 'Cashflow Quadrant' model) 'tenant/employee/consumer' mentality that the American people are conditioned to feed into and live by.Entitlement?

I would prioritize the deferred maintenance repairs first, and not do any improvement to the below market tenants units just yet.I would bump their rent by say $20-30 per quarter which will allow them a little time to adjust but also make the time it takes to get them up faster.

I have much more of an old school mentality like you do.

Many on BP who hold firm on the "run it like a business" mentality will tell me I'm doing it right.I'm looking for the overall consensus here.

Teresa, I have attended similar seminars that have this same type of doom and gloom mentality, and while I do believe that because disclosures will potentially, and initially more than likely will, slow things down with the mandatory 3 days to present to buyers and for them to sign off on them, I do not believe that ultimately 30-day closings for non-cash buyers will be a thing of the past.  

I think at this point it was just a mental smell that stayed with me.

I'd recommend adding The One Thing by Gary Keller to your reading list, it's excellent for prioritizing the things that matter.
