The MA contingent here is coming from the perspective of MA's very strict standards, but YMMV. 

Such would mean that regardless of whether or not there was an LLC involved, from a liability perspective (if such were to ever arise), there would be no distinction between you as an individual and the business entity.

@Anson Young Thank you, I'm glad to have your perspective on my deal and happy I got a good one for my first! 

Every new release and feature is targeted to making the whole customer experience from both the tenant and the owner perspective.  

From a tax perspective, it gets complicated (surprise, right?).

The property is worth more like 120k and with some rehab (25k) can go up to 145k so it still makes sense to buy from my perspective but I think this is very unusual. 

It's good to have some opinions from someone from that perspective.

However when I researched about the neighborhoods, each one of those happened to be lower income neighborhoods with not so great schools and that was the reason ( in my mind at least) for the price to be little cheaper and numbers being attractive (12-15%) I am little concerned about investing in such properties simply from vacancy perspective.

So this is more of an income perspective than cash flow or liquidity.

It's all about perspective.
