Hello my name is Blake Van Ness and I have been listening to bigger pockets for a while now and finally decided to join the community.

I've read "The Book on Rental Property Investing" and "The Wall Street Journal Complete Guide to Real Estate Investing", and listened to the first dozen BP Podcasts. 

I have been doing my research, reading blogs, listening to podcasts, reading books, but I feel like it's not enough.

They all want to see the property and I am getting to listen a lot of drama and sob stories.

I personally hate lease to own, and think its just a way to take advantage of potential renters( which they really are  glorified renters) I have sat through numerous horror stories.

I was listening to one of he podcasts and thought what if you gave the tenant $500 and hired movers.

People were willing to listen to me, but as I did more, I felt like people were more interested if I took the second approach and just told them that I look for property in the area.

@Mindy Jensen I wish I would have listened to your advice about doing the rehab with roommates, especially with setting proper expectations.
