This property should be of very little risk/concern.

Your concern is who is on the deed and who is on the note/mortgage. 

A website and stuff should not be a primary concern, getting your information to motivated sellers should be.

Earlier this week I came across someone speaking about the method of Wholesaling as their primary way of doing their REI.

My plan is to buy single family homes and utilize the BRRRR method and to get into notes. 

My main concern was that since this was a 4 bedroom house, more than likely a family was going to be purchasing it.

I totally agree with you on the HOA's, it's definitely one of our main concerns!
