Thanks Stuart,I think you bring up a great point that I didnt consider, in regards to trading the time/skillset for that 2.5%...As you mentioned, it makes more sense to use your time and energy in places that you excel in, rather than trying to do it all yourself.

etc.As others have mentioned, if you have to spend and borrow approx $200k to acquire the property and bring it up to snuff, and the ARV is only 200k, then there's no equity--not a good deal.

With in regards to inspections, if you do enough inspections, make friendships with the inspectors and often they will let my handyman do the fixes day of and send pictures so I am not waiting the allocated 2 weeks for re-inspection.
