Market in a MinuteEast Tennessee home sales declined 18.9% from the previous month, and decreased 9% from a year ago.The median sale price was $375,000 — up 7.58% from the previous year.Total housing inventory increased from the previous year – up 41% from a year ago.

It's one of the harder markets to find cash flow in, on average, in the US right now, but not the worst.  

I also have houses in a beach side Florida market, and they appreciate nicely.  

Then I paid $25 to some online background check agency to find out if the owner had any other liens/bankruptcies/judgments against them and also got their contact info from there.
