One other thing is that I paid a lot in points to buy down my rate which made the mortgage initially expensive… It will also take a while to refinance (a couple years) so I don't want to wait fully for that option eitherIf my tax rate is 30%, is it right for me to think that the cost of paying interest is ~5% instead of 7%?

Further, there are a wide spectrum of lenders that can range from very good to very bad among lenders that brand themselves as "Private Money" "Hard Money" or "Private Lenders"Your best bet is likely to follow reviews and like you've been doing now with partnerships that you trust, but your instinct is right to have relationships with multiple lenders and options.

Once open, select your thermostat.Step 2) Tap the settings wheel in the bottom right corner.Step 3) Choose “Temperature Range” from the available options.Step 4) Adjust minimum temp and maximum temp sliders to your desired range.Step 5) Tap "Save" to set range.I don't have a Nest but I did setup an alert on the SmartThings app when things get out of control.

On that $x, you can defer $x of your gain, which would then be deferred from 2024, and taken into income on 12/31/2026.Working with your tax advisor you could toy around with what is the right amount to defer from 2024 until 2026, and just invest that amount.
