Fingers crossed!

Sorry about those long hours…..As a long time Real Estate Pro who had our own agency, and an experienced RE Investor, I first want to say that those are two very different jobs and people groups.I would not recommend getting your license for the purpose of learning about Real Estate investing - or even to keep your finger in the pulse of the market.1.

Set up a cleaning lady, list the property, come up with some common sense rules and you're good to go.

Once they feel a sense of ownership towards their living situation (aka your property,) you may find an appropriate time to tactfully bring up the smoking and loitering in a way that doesn't point fingers or blame but rather, allows them to see the bigger picture.

You need to weigh out both to determine if this battle is worth fighting or whether to be grateful that you are buying a cash flowing property without you having to lift a finger.

Property Management companies have a pretty good finger on the pulse of the markets they operate in. 

I'm currently renting a 3/2/2 in Carrollton from an older lady who is, lets just say on her way out.

This tenant seemed like a very nice lady, who really wanted to stay.

The entitlement is killing me.....A recent young lady on her honeymoon said - 'You have ants in your house'.
