I'll definitely be giving the appraiser a list of the comps I pulled along with the improvements I've made.I like that idea of pulling your own credit and using that to shop around!

If the lender is left holding second lien position, they want to know there is value there to secure their loan.My advice is make improvements to the property to force appreciation and wait a year or two for more time based appreciation.

So you are best to simply look for something that you can improve and turn into more units under the BRRR.

We thought this was going to be our forever home and kept improving it over time.

Sometimes delays happen, you might need to landscape and other improvements which might just buy you the needed time.

I think the question is more of a personal decision and whether or not someone has the time, energy, and resources available to setup a business, learn the inner-workings of the industry, and constantly reevaluate how you can improve.
