Home prices are high here so I'm really leaning towards investing out of state or in a different part of Florida to create cash flow vs. buying a personal residence and starting my savings over from scratch to invest.Don't get me wrong, I really want to buy a place of my own that I can live in but the math is making a bit more sense to me if I invest first.

I've been living in WA State for a year and have been learning my local market (I live about 45 min northwest of Tacoma on the Kitsap peninsula) while saving to buy my first property.The high home prices and high interest rates are making it challenging to find good deals.

The prices I am being quoted are outrageously high.

I mean its easy to get a building permit in small towns in texas , but never encountered this before owning the land.I own several lots in this particular town but they are not issuing any new water meters until their new water well goes online which wont be until January.

This is a great strategy for high income earners as they can purchase a short-term rental get a cost segregation and slam a huge loss through to offset current years income.

The lease agreement also states that they are responsible for any landscaping damage due to lack of watering or neglect.

Others may disagree, but I would highly recommend paying off all of our debt and increasing your savings rate before investing. 

As we all know, interest rates have been very high these past years (7.5%-7.7%), and there are rumors that the FED are looking to cut the interest rates in 2024.

If you can't keep control of your personal finances, you are highly unlikely to succeed in real estate investing.
