so, im a beginner, 20 years old and started planning out my near and far future, and did a little market research in the area i live in and found out the prices for properties are significantly higher than all the examples made in books and podcasts, so i thought to myself how can i overcome this, i have option a: work harder, build bigger starting funds, and go in in a more expensive market (which honestly scares me a bit because im so inexperienced) or option b:change my market to a long distance investment (which scares me as well, for obvious reasons)so i came here to ask you almighty real estate gurus to aid me in time of need, is there a c option i am not creative enough to see?

Hi @David Fairall - here's how I'd order my approach:1) Health and Safety issues (ie, GFI outlets)2) Domino issues (ie, inadequate gutters that lead to water damage in the basement)3) Value add items (ie, fresh paint job and kitchen remodel)4) Whatever's left (ie, automatic sprinklers)As a landlord, I'd never want to allow an issue to exist that could jeopardize the health and/or safety of a tenant, which is why I'd address it first.

This scares me as, if the market declines, the option to finance into a traditional mortgage, if the market doesn’t allow selling for the price you need, goes away.I do not know your lenders or situation so don’t listen to me too intently!

I was young and he thought I could not do anything about it...so he tried to close the door but guy’s toe was already at the door...He did some Hawaiian threat...he didn’t do anything but his presence made them scared.
