That said, I think one of the easiest ways to find deals is to go to Craigslist and filter through all the crappy stuff to find the gold.

If you go OOS, you have a lot of risk, earning say only a hundred a door, or your 20% gets wiped out when the market dips, or when a $1,000 repair will eat all your profit for the whole year -- meaning you are working for free for your property and only gain the equity/principal payments, or you have to fly there to take control over it, or signing a contract that has flowers that bloom gold that never really happens.

@Matt Katsaris Totally agree, there was one project manager of a hospitality chain that he is so pissed with his other contractor because the contractor wanted to charge him to install door bumpers (about 2 mins per door if you do it separately), and the rooms were only around 60, so about 2 hours.

@Frank SanchezDUDE you are sitting on a gold minethat is so coolit's all what they call rough cut and you cannot get that anymorepull up all the flooring and sell it and you should be free and clear on the property-that's what it is worthnot sure what you are doing with it but that type of flooring is dated 1865 or so, if it tongue and groove(honed by hand) it is worth more than gold- or it could be a 50's era slab plate is what it was referred to and it also is worth coin- it might even be a pallet floor which was popular during the depressionfinish it the best you can or if it is a tear out make sure you don't break up the tongueenjoy
