I personally like to use people’s desire to get paid in my own favor.

Real Estate investors have very favorable tax laws.

And the rent to purchase price ratio was most favorable at this point. 

Sometimes a very nice tenant means well by not complaining to the landlord about a small thing - like a tiny leak in the kitchen sink - not realizing that even though they mean to do a favor, it's really something the landlord needs to know about. 

So, do yourself a favor, if it is plaster/drywall, make sure they point count everything under 10%.

I would consider using the equity in your parents house to your favor!

I have a friend with that much in real estate, but can’t get it liquid fast enough for me to risk 100k In my head ( correct me if I am wrong of course ) -Total equity - 4 mil -I bring 400k -Loan for 700k until purchase, then refi Into more favorable terms. - cash flow pays the (high, IMO) taxes and balance on loan; net worth jumps up 3 million, cash flow a fair amount on the 400k I have invested.

Most online services that act as middlemen on transactions that connect havers with wanters have flaws that generally favor the buyer unfortunately.

However, if your interest rate is higher on your current loan, and you could potentially drop the interest rate to give you a favorable payment, I may talk to the lender about proceeding with a refi.
