Put in a new support wall outside, new roof, fixed walk around porch, new HVAC system, 2 new bathrooms done in the historic style in one and not in the other, new water line,  new floors, fixed wall that was fallen 6 inches from second story to foundation, replaced termite damaged foundation beams, paint and cosmetic stuff, all new plumbing, lots more.

Tenant was inherited to us when we bought the house last year.I want to get last month rent as possible, as I am not sure about the condition of the apartment when he leaves, I may have to use security deposit to cover for damages he might have done to the apartment if there's any.Please share your similar experiences or provide any suggestions that would be helpful.

You want to make sure the line isn’t cracked, blocked or decaying.Your Lender will likely require a termite inspection, or at least they do here in most cases, so ask your Lender or Realtor.By tank sweep, I assume you mean septic inspection?
