I would personally sleep better as the guarantor on an $8,000,000 loan collateralized against an A+ location asset valued at $10,0000,000 than the guarantor on a $65,000-$70,000 loan collateralized against a C or D asset valued at $100,000.

Better, you can take a loan using your cash value as collateral while the cash value continues to grow (similar to taking a HELOC out of your home).

s point, leverage is great and all but most gurus would never ask you to pay the loans down while true wealth is built by paying down debts on the collateralized assets + appreciation over timeOwning your assets free and clear is what will get you out of the rat race to a bajillion doors.

Your wife's income and DTI will not matter with DSCR, as the collateral focus is the home instead of the borrower.
