The building and land can be more for current dirt value and in the future which depends on a ton of variables.The land is more of a long play in many cases versus the immediate ongoing cash flow (hopefully) of the business.

Vacated in credit reporting agencies eyes is it never should have been there versus satisfied means it was paid but is valid.The judgment you get for a base amount will keep accruing fees and penalties over time so when they come to settle and you work a deal you might get close to full value anyways when you were awarded the judgment years ago.

If I were you I would learn what makes up the cap rate formula and figure out the relevance of what it means to have a 6.9% cap versus a 10% cap to see if it makes sense for your specific preferences.

With a wrap loan (purchase price plus renovation) with 20% down ($14,000), then you are looking at a cash on cash return of 26.4% which is very very nice.It looks like a good investment though I bet you could pair down the renovation and landscaping.
