I haven't had anyone force me to take these steps so far, and I'm a very new landlord, so can't say how they work out in the long term.A couple weeks ago one of my renters called to tell me he was going to be $60 short on his rent. 

My strategy so far has been looking for deals in solid neighborhoods, and then putting in the work to force appreciation and raise rents.I think it's great you are looking to expand into the TC market.
