I am investing in Vegas and I am holding on to my properties until housing prices take off...which could take seven to ten years.

I am asking the BP community for coaching on this plan?

I have been considering Las Vegas as well as Los Angeles County, Ventura, Riverside County and San Bernadino County.How are these markets as far as apartment buildings?

If this deal was in Las Vegas and the house was built 1990 or after, I would probably be willing to pay $150K but not much more than that, knowing that I will rehab for approx $10,000 and net around $15,000 but that's Las Vegas.

Since I am not a full-time mentor or coach, I'm most interested in working with people that could be a part of my team on a longer term basis.Hope that helps you guys think about what motivates other investors to help you learn...

However in Las Vegas there are no other nearby cities or markets like there are around new York.  

So I'm reading a lot of messages on various boards and forums that Vegas is basically hopeless in regards to wholesaling, fix and flips etc.

My brother who lives in vegas and has a high power job quickly rented the other side ( side B) to the tenant's son for only 700. 

I am looking for a good Escrow Officers/Title Company  in Las Vegas , Specializing in Investors Escrows that will deal with Seller carry back, creative financing etc.Any recommendation ?
