is 'short term' defined as 30 days and under, or something  more than 30 days?

The sooner you define just one niche of real estate that seems to be a good fit for you and take action steps, the better.  

Real estate is easy to get in but it is not always profitable if you do not define exact criteria for your investments.1.

Depends on the size of your rental portfolio, your desire to maximize profitability vs minimizing hassle, your current finamcial position, etc.You need to define your goals, what's most important to you, etc.  

As I told J Martin off-line, I believe there's high probability of us heading into a recession by the time the Fed raises rate to 1.5% and at most 2%.The way they define a recession is two quarters of negative GDP growth.  

The reality is that the Knoxville MSA has a defined income level which limits both the opportunity to raise rents and sell at a higher price on fix and flips.

How are you defining cash flow?

You might also consider doing a separate trust on each property defining the rights of each party in a trust agreement.
