Do i need specific authorization to see their records?

Being new to this myself I don’t have the same authority to give advice as others do here, but for me I found the cheapest foreclosure that was structurally sound in a DECENT, not bad neighborhood, and budgeted high for anything that could go wrong.

You may find this interesting @Ed Moran, I was listening to John Schaub on YouTube this weekend (author of Building Wealth One House at a Time") and he mentioned that a cardinal rule is properties MUST cash flow from day one.

the partnership owns the property  and the GP has the authority to bind for the partners and further the project.. unless its a TIC there is no collateral for you to get a refi on..

Normally people are looking for some kind of value - when you add value to them, they respond better because they believe they can understand you better and since you shared knowledge you're considered an authority.

You can also check with your local housing authority to get a checklist of items needed to pass their Sec 8 inspection--that normally will also pass your local habitability inspection.

Anyone that has that information available to YOU better be the borrower or, by authorization from the borrower, the lender directly.
