While  items such as you roof are likely ok for now, 10 years is where other things like appliances, water heater and even HVAC really start to kick in and may have to be replaced.

and replace and update the cabinets and appliances in the kitchen, and the cabinetry, fixtures and tile in the baths, would I likely not come out ahead when reselling?
