Sounds like it would be similar to Florida if they change it to auctioning off the property that is not redeemed vs letting the lien holder foreclosure on it.

The land contract typically provides the holder right for any improvements so your ira would be in conflict over who owns that material.

Per the article, the construction may slow down, but with the iffy water rights swapping going around between municipalities an rights holders, I don't see a significant impact in the near future.Should it slow down?

its less opaque than you make it out to be. you need to find the payment schedule for your exact property (based on zip code and number of bedrooms), then back out the utilities, then ask for rent close to that. you dont *need* to include utilities in the rent, i usually put electric and gas on the tenant and cover water/sewer to prevent leins. listen to the BP podcasts with the guy from DC who is renting $700K homes to HCV voucher holders and keeping tenants for 20+ years

Want clients who want to have good properties, don't micromanage, treat people fairly and understand that an attractive property attracts good tenants and visa versa.What I can suggest is if you hire a PM who is all over the state, I honestly don't know how reliable they would be.
