We have been only looking at NM for now, but we are open to other markets if it doesn’t pan out there.

Prices are fairly high in those areas (St Elmo may be another option) so if your focus is on Airbnb and it doesn't pan out you won't necessarily make great returns on longer term rentals.

Incorrect installation of fixtures may lead to clogged drains, shower pan leaks or toilet leaks.

And remember that with a short term rental you'll need to keep things like coffee, shampoo, paper towels, and toilet paper stocked.

For example, switching out the toilet mechanisms every year is a cheap way to prevent a whole lot of water related damages as would be checking the bathroom caulk annually and more.
