Oil tank is in basement and I noticed a small leak consisting of water and oil mixed (there was a blue sheen to the water) on the floor next to the tank and old oil boiler.

For *most* sellers it is close to a wash, I think.few questions from me regarding the 3 options example specifically regarding the #'s. how do you do the math to come up with1) 1556/mo2) the 3 different purchase price options (300, 320, 350)3) the varying interest rates. i'm guessing the interest rate was calculated to keep the 1556/mo consistent?

They usually require your previous 2 years tax returns to look for consistent income but if you can explain your income growth is due to a new job after graduation, you won't have any problems.
