Thinking ahead, I purchased flood insurance and was covered this time, also think the outlet jammed up again by Beavers which was cleaned afterward.I am now looking to sell the property and buy something larger with more units. 

As far as future rentals: I haven't narrowed it down a ton but as @Zeke Liston kindly gave me a heads up on in this thread, Columbus OH is an up-and-coming market that looks to be in the price range I'd be looking for.  

So they went ahead and made modifications to your property without permission?

@Matt Bertsch I don't think anything has been announced yet, but I would love to go ahead and block the time out on my calendar if a date has been set. 

We would usually get a heads up that they are in town and just sent everybody home.

Maybe make it a straight BRRR. 

I've spent a lot of my time listening to the podcast lately after coming to the realization that I've been a spectator to my own life, grinding away to get ahead.

I'm a software developer so I wrote my own system for keeping my books straight. 

I know that I have a lot of work ahead of me to make this work with my schedule.
