Either the property comes under contract or in the event of a HUD home, the property will get postponed several times before it is open to investor and then it gets pulled from the site.When I inquired of one of the realtors that has been very responsive and accommodating re: the payment of his fees, he stated that the "seller" pays his fees.

Looking for advice on how to obtain a secured (using property) non-income verification type loan for the purposes of renovating a non owner-occupied second home that is owned outright in order to to turn it into a short term/vacation rental (thus utilizing those projected funds for repayment).I've looked a lot of options (mostly from conventional lenders) but 99% of them want to see tax returns/proof of income.

We also plan on partnering with a friend to help with initial investment, cosmetic rehab (we plan to do the work ourselves and are not looking to knock down walls or anything major), splitting property management responsibilities, etc.I am hoping the community can help me out with some questions that I am still trying to tackle.1)  I am struggling with the financing aspect of acquiring a loan with a partnership.

The more people held responsible for back rent or damages,  the more chances you have of collecting your money through garnishments, or collection agencies, etc.Also make sure you get a Co-Signer whenever possible.
