If you think you can do sub-2 / reinstate and sell for a profit then you can attempt that route.

These deals can be profitable, but for various reasons are difficult to complete and difficult to profit.

I also attempted a flip which was very educational, but not very profitable.  

Curious to know your monthly net profit on the $1450 in gross monthly rent?  

Compare the profits from flipping (accessing the equity) that you could have right now, to your monthly CF (total).How long would it take your cash flow to equal your equity?

If they differ to much one person could buy out the other or you could sell, split profits and each move on to pursue your own strategies.

But once I did it and everything did work out... actually better than my numbers showed because the lender was able to lock in a lower interest rate when there was a dip because it was closing faster, so my payment was lower meaning a larger spread available for profits... once I saw that this all does actually work... and pretty much exactly textbook from those books from Brandon on here...
