If run properly mobile home parks can be a sound long term investment.

Right now peep are renting trashy mobile homes that consist of about 900-1200 SQ ft for $500 month.

It was a time where there was an 11 complex deal that was in Birmingham, Mobile, Pensacola, and Jacksonville.

I found out that the place is in very bad shape and it's located in a pocket subdivision where there are homes like this, cheap and even a few mobile homes, which are being sold as well.

I'm leaning more to renting out because we're already working on paying off the mobile home we live in currently.

But I've read that one might need the services of a licensed loan originator to legally sell a home - mobile or not - with owner financing.

I would look at other income opp's that do not include real estate. which could include mobile car detail  Mobile car washing , Lawn service any number of small business that would for CERTAIN make you more than 100 to 300 a month .. you would work them but hey working two jobs is the way to get ahead anyway..

Just curious as what would be the better option here:1) get a personal loan that would pay for the land and the mobile home or2) get two separate loans one for the land and one for the mobile home?
