You also have to take into account for taxes, maintaining the property, advertising (to fill vacancies), emergency fund (for when something breaks).

Both are 35+ years old, but have been well maintained and burners replaced within last 2 years.

The time and cost of maintaining a system does not provide me any additional value.  

The yard was spotless and well maintained. 

Hi @Brandon Schlichter,If the tenants are not maintaining the property and following the treatment protocol you may need to look at how long they have in their lease.

You wont benefit financially from having an LLC and the liability insurance is much more affordable than setting up and maintaining the LLC for liability protection.

Although we have since moved out of that house, we still maintain it as a rental.

Send her some flowers with a note saying thanks for doing such a good job maintaining our credit standing with the loan on the house and I shouldn't have asked for you to sell a home you love.
