It seems to even start wholesaling as a true beginner... it costs over 500 bucks to just start.I got to get a LLC, a insurance agent, a real estate agent, a contractor, EIN, buy skip tracing stuff that more than likely not have the correct information of the absentee owner and all sorts of mess that I'm not completely clear of.

The TREC purchase contract will cover a good deal of what you need, but I do recommend seeking the advice of an attorney that does this sort of thing in order to get the rest of the disclosures you'll need.

Have you served them any sort of demand letter spelling out your going to empty the house and remodel ect?

(there are all sorts of forms online that you can download and edit- just remove the sections that don't apply to you)If you have strong w2 income this isn't so much of an issue probably.

It will sort itself out from there.

You hvae to sort 100's of foreclosures to find large 2nd, small 1st where the 1st is less than quick sale value (potential equity).

@Joshua Gordon,In the past they've always managed it themselves, but now they've moved out of the area now so I sort of co-manage it for them.
