In our experience, 90%+ of those that don't (at least in Detroit market) are newbies that have no idea how to properly price a deal or do the proper paperwork.

Generally for an investment property under conventional cash out refinance, the max LTV will be 70-75% - so you can calculate by (700k x LTV).As @Nicholas L. mentioned, it's a good idea to compare conventional and DSCR cash out refinance options.

Any ideas from the MBs besides the obvious "you still need to put 10% down?" 

In my area, if landlord does not provide the itemized statement within proper time frame, the tenant has right to their full security deposit back, even if they caused damages, so I would make sure I followed proper procedure to protect myself.  

We found that this business just wasn't what we thought it was going to be, so we brainstormed on other ideas where we could house individuals that really need and want assistance.
