A little about the TX market and foreclosures in the Lone Star State....You can foreclose in roughly 21-51 days and its always the first Tuesday of the month as long as you advertise the sale 3 weeks prior.TX is a non-judicial state, so the average cost for a quick, non-contested FC is around $1,000.

Hey @Robert Stranix,Assuming you're wanting to continue to self-manage (while under the formal protection/control of a management company as your lender is requiring), your biggest hurdle with this will be getting licensed as a PA Real Estate salesperson.

So heres what I told him (after he was done laughing) "Mr Seller I can take 160k and go buy a brand new comparable house (in my market) with a two car attached garage (which his didn't have), stainless steel kitchen, and a formal dinning room area.

I do not know Texas probate law nor if there's a summary probate or affidavit that can be filed and a formal probate avoided.
