Personally I want to money to fix it myself, however if following the lender's policy I'm only able to get 3% credit from sellers and it will go to closing cost...

Doing a few wholesaling deals, will give you the funds to clear up your debts, save some money as reserve, and then leverage to borrow more money in the future if you want to fix and flip or buy and hold.Research "wholesaling real estate" in BP, YouTube, Blogs, etc.I love wholesaling.

You no longer have rent coming in to pay your mortgages, without a way to really fix it.   

I think missing over it is an easy, short term fix.

There are a lot of people out there who claim to have a lot of experience, and are happy to take you under their wing, this is very attractive to people. 

we did all the heavy lifting no work at all for the investor.. and the returns were very consistent.. and if there was a problem us as the broker jumped in and fixed it for our client.. you can find people like this in your market NO doubt..so my point is why would you risk partner with someone on the internet to buy a note and give them half of your returns.. that I simply don't get.. as an alternative you can go with some funds that are out there  PPR  Mike Hartzog  Ed Malaki they all have funds. that you can join in ready for prime time companies.. 

Also would be interested to see if/how it would affect your property tax since they’re just sitting on your lot, as opposed to being fixed there.

I think it is reasonable to include fixed, predictable expenses, like taxes, in your proforma, but numbers like utilities and R&M are best estimated using historicals.At the end of the day, the buyer will do their own underwriting and come up with a number that works for them.
