I'm starting the book: Long-Distance Real Estate Investing by David Greene. 

I've recently read 6 books on the subject, but seem to be re-reading over and over two books: Long Distance Real Estate Investing (Greene) and BRRRR (also by David Greene) and as they say, follow the fire.  

I’ve suggested owner-financing to a number of on-market deals with no success, but I’m thinking that targeting off-market properties may be the better route here, especially given my capital constraints.

I will either need to make a 10 hour round trip drive back to southeast Minnesota or we will do a long distance closing using snail mail.

With empathy in mind, let’s wash our hands, put on our masks, social distance, look forward to the new year (and vaccinations), and get under the hood…Consumer Price Index.

I know the Midwest is a good area for long distance investors but I'm not sure how to network and find people interested in long distance investing.

I would likely sell at some point before the 121 tax exclusion expires, nothing like locking in a great profit AND not having to be under the time constraints of a 1031.
