We can lay out an infinite number of hypothetical examples and what you could do, but the common theme is that you should try to understand what the seller wants out of the situation and find a way to fulfill that need.  

Another thing commonly missed is an exit strategy. 

If documents of your transaction are in error and you have an insured closing, costs to correct the matter are covered.

It's absolutely frustrating, but common.

For instance, a deed restriction on age, which is common in Florida will limit future sales.  

My plan (common to tax sale investing) is to do preliminary title search myself and then if I have narrowed down to 1-3 properties, then pay abstractor to title search before bidding/interesting.
