So it's no surprise that, in my 57 years, I have bought and sold ski houses, beach houses, and a string of homes - the most recent sold for cash from a facebook post last Thanksgiving Day.   

Our local beach areas here in Pinellas County has had a HUGE 2020 even with COVID. 

Pensacola Beach is the more 'beachy' town and the beach is great, more of a party vibe. 

I assume it is, maybe just not on this scale.I have been looking at condos in Panama City Beach FL for MONTHS as I would like to buy one a vacation getaway and to use as an STR.

There will be times when the weather is an impact, just like at the beach, or Denver, or even currently in Texas and Nashville.
