In my (limited) experience around PHX, when you go to sell it, if you as the owner did the work, any retail buyer is going to wet their pants, and ask for about 3 inspections, and a mountain of other documentation.

Either whoever is negotiating the short sale is just sitting on their hands, or the sellers took months to supply the required documents to the bank.

To specifically answer your questions, I don't think it is worth going to a brokerage to get your license and don't worry about your resume because it seems odd having to apply or submit a resume to a brokerage, unless like I previously mentioned it is a different type of salaried position.
