Does anyone know of any good documentation to help a non-accountant setting this up....

I will be meeting with my mortgage banker next week to give him the documents he needs to finalize my first loan for a multifamily property.

In my (limited) experience around PHX, when you go to sell it, if you as the owner did the work, any retail buyer is going to wet their pants, and ask for about 3 inspections, and a mountain of other documentation.  

I know that there are additional requirements with a Solo401k plan such as plan document, annual filing of the 5500 form etc.

We submitted our offer on January 11th expecting full well to have to wait awhile to get any sort of response.

Either whoever is negotiating the short sale is just sitting on their hands, or the sellers took months to supply the required documents to the bank.

To specifically answer your questions, I don't think it is worth going to a brokerage to get your license and don't worry about your resume because it seems odd having to apply or submit a resume to a brokerage, unless like I previously mentioned it is a different type of salaried position. 

Yep, just document everything, and take pictures of everything you are deducting for.
