I think that $450 would be better invested in higher end appliances, installing a dishwasher, or even taking care of the never ending list of deferred maintenance such as the steps that are cracked or the bent storm door.The first question I ask is, "Will this get me any more rent?"

If you're going to rent it make sure the major items like HVAC, appliances, roof, flooring (laminates work great), paint are taken care of which will defer maintenance for a while.

Let's say you get tenants but the tenants that come and go continually trash the place and you have to replace the carpet, paint, appliances, etc.
