Full disclosure - I'm a Real Estate Broker with 30 years experience so I'm writing this from a Realtor's perspective.A lot of wholesalers I have met have a mix of experience. 

Like make 3 requests in writing and if nothing, just move on. 

Get that in writing that the company is aware of it and that there is no exclusions that would reduce your coverage2.

Definitely have everything in writing down to allowable personal use days.

If they sell it for $50k less than they paid for it, they will have to take a write down [this isn't technically true because of loss reserves, but lets ignore that] and write downs are bad.

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!
