Most older homes in SC are ventilated and breathe fairly well, so mold in the living space/attic typically isnt an issue unless there is a water leak where there is constant, excessive moisture.

I've been in Phoenix for most of my life, I know a lot about the market areas here as well as what golf courses are good!  

There are many long-term rentals, and rents are relatively cheaper here but considering the current interest rate market I am not sure how well they're performing.

Also if your working with a GC they should have contacts at these suppliers as well.

I'm curious to try them out for at least one owner occupied client transaction to see how they work at transferring the loan, forms they file, required contract wording, etc. 

Keep in mind, the accountant who files your taxes may not be the same accountant who advises you on wealth building strategies & thats OK. 

Hi Daria,Assuming you did a 1031 exchange, the flooring, as well as the rest of the property is depreciated normally (a little nuance, talk with a CPA for specifics).

The key is to absolutely get those 7-day notices filed on the 6th.

Worked really well and it didn't cost me anything.
