This might help narrow down the best fit in terms of lender type.Do you have any prior construction experience or a builder on board?

And make sure that all items necessary for you to get the best rate possible from your carrier (like 4 point inspections, roof attachment points, pool enclosures etc) are present or available.One nasty little factor that can't be helped is that every time you buy a property for more than than last owner paid - you will have a tax bump due to re-assessment. 

Their reports are more expensive so you'll only want to use it on a house where you are sure there is a deal to be had, but the report was extremely detailed and allowed me to find a very transient owner.Just my 2 cents worth, still interested on the opinions of others on this topic.

Looking to do my first flip, was originally looking at baltimore, but it looks like it's moving towards a buyer's market and inventory is very high so I'm looking for other hot neighbors with low inventory.Thanks

There's a very good chance the issue(s) you face have already been discussed and answered.Ask questions in the appropriate forum.

AND I did the thing we all read about, as far as getting multiple quotes for insurance and everything, went to move forward with the best one, State Farm, and we find out that we can’t get a policy due to having made a personal articles claim less than three years ago (was probably almost 3 years ago.)Now this was my business partners who made that claim.

My best advice is to work with a realtor who is also an investor and can easily plug you in with their systems and network of GCs, lenders, and PMs.

I’m very green and brand new to real estate investing so I wanted to make sure this was something actually feasible.
