So unless there is really something unique this person brings to the table that you can capitalize on, I would pass. 

Some people maybe facing some very unique problems which are going to require very unique answers. 

Think you've got 2 sides battlingOLD SCHOOL - Keep info private and broker worth is the unique hidden info delivered on a need-to-know basis.NEW SCHOOL - Info wants to be free = Market of well-informed buyers and sellers.I think eventually NEW wins.

Ask yourself: What do I do best, what is my unique value proposition, why do people love me, and how do I get the people who love me to buy from me, essentially?

To continue with the morbid theme- foreclosures also equate to a lot of opportunity for people prepared to take advantage/ help out these same landlords that find themselves overleveraged.

There have been a few good themes throughout the responses that I would like to address all at once.1.

I have read a few articles and have noticed a few common themes: be consistent, get free information from .gov sites, consider pay services (Listsource, Propstream, etc.), consider absentee owners, pre-delinquent, divorce, probate etc.

Savannah is a unique market and a lot of contractors pass through.  

There are other homes in the area that have in-law suites in them so for the general area its conforming, but for the immediate development that its in I would consider it unique.
