I found a 50 unit in an upper scale neighborhood consisting of all 1/1's that could have higher rents and lower vacancies as a 25 unit of 2/2's.

Real estate is hyperlocal so you need to know the metrics all the way down to the city, neighborhood, block and street.Once you have a solid foundation and know which direction you want to go its a matter of focus and consistency.

Account Closed The market has consistently grown the last 5 years YOY for increases in both Sales Prices and Rent Prices.

If I figure out a way to consistently find a good way to find motivated sellers we would make alot of income. 

You have to consistently follow up in a meaningful way and you will get deals.

Try your best to keep up your consistency.
